How to Understand a Real Estate Listing: Important Facts to Look For

Real estate listing – that’s probably the first thing that will attract the attention of a prospective buyer or seller so if you are putting up a listing, then make sure you get the message across effectively. Nevertheless, if you are looking for a listing yourself, then you should know how to interpret the information and weed out the unwanted ones from the wanted ones. This will save you the trouble of looking at unwanted properties and you will save on a lot of unnecessary trips. So remember these few basic pointers while examining a real estate listing.

First of all, define your criteria. And what criteria are these? Unless you have some weird superstitious beliefs about door numbers and the position of the fireplace, the criteria are usually – size, cost and location. You have to make sure the real estate listing you are looking at has these three clearly mentioned. If not, then call and ask and get the status clarified and you can decide on the spot whether or not you want to go for it. Whether searching through a hard copy newspaper or a website online, the searching process can get a little annoying because of incomplete or misleading information. Those who are desperate to sell make exaggerated claims, but it turns out to be dud when you actually go and visit the place.

Size of a property can be expressed either in square foot area or in terms of the number of bedrooms in a real estate listing. Those who put up the listing can mention either one or both. You have to find out the size in terms of both area and number of bedrooms. That’s because, a house with a large area might have just three big bedrooms instead of the four you actually require, and on the other hand, a four-bedroom house might be uncomfortably small.

Every listing will mention cost. You can look at houses that are slightly above your projected budget – a negotiation might bring it down to the price you want. However, if the listed price is significantly above and beyond your affordability range, why bother looking at it? Stick to your price range. Moreover, let’s not underestimate the importance of location. Often, a real estate listing, in order to entice buyers will mention the address as “within walking distance of…’’ some prime location or business district, but watch out, they say everything is within walking distance if you have the time!

Summary: If you are looking for a house, make sure you know what to see in a real estate listing. This will save you some unnecessary effort.
